Different numbers answer different questions.

Sale proceeds are a one-time amount. Rental cash flow is ongoing and leaves you owning the property. Neither number alone identifies the better choice. The rental estimate excludes income taxes, depreciation, appreciation, principal paydown and a future sale. Selling costs are your assumption, not a quoted commission.

The stress case assumes rent falls 10% and vacancy rises 5 percentage points, capped at 100%. Break-even rent uses your original vacancy and management assumptions. This model is for long-term rentals; it does not model nightly bookings or seasonality.
